"Hey everybody, the summer market is in full effect and we're still seeing houses come and go with serious speed! The steamy temperatures have kept the market at a fever pitch!

That being said, buyers out there shouldn't let the craziness scare them away. Yes, houses that are priced correctly are selling fast in most cases. And yes, in some cases, multiple offers are received and the home goes for well over asking price. But that's not happening across the board!

In just the last month, I've helped two buyers get under contract on homes in our area that had been on the market for less than a week. Both buyers were able to lock down a deal at LIST PRICE with standard home inspections! A common misconception right now is that homes selling fast are requiring offers well over list price, and possibly waiving inspections or other important contingencies that protect a buyer's best interests. That is a reality on some occasions, but there are still plenty of beautiful homes, selling quickly, that are also closing for a reasonable price and in a situation where the buyers have leverage in the deal!

We're certainly still in a seller's market overall due to a dearth of inventory, so it's a great feeling from the buyer side when clients are able to get their dream home for a price that sits well with them.
